Introduction
The Regent Centre is located in the heart of Kirkintilloch, some 8 miles to the northeast of Glasgow. The mixed retail shopping complex includes major high street retailers and a supermarket metro store. The 180 space car park serves the busy Regent Centre, with 90 spaces at ground level and a further 90 on the rooftop. The asphalt coverings on this upper level were in need of attention following signs of degradation and water ingress.
The challenge
The asphalt coverings on the rooftop car park deck were showing signs of wear and age. There had been reports of water ingress and the owners wished to ensure a watertight structure to maintain the integrity of the car park and prevent leaks into the retail space below. The exposed car park deck was subject to the extremes of weather commonly found in this part of the world, which could exacerbate any failures in the waterproofing and surfacing.
The solution
Triflex Field Technicians carried out a thorough review of the existing asphalt coverings. Cores were extracted and showed that the existing asphalt build-up was as anticipated, with two layers; an upper paving grade layer over a lower waterproofing grade of mastic asphalt. The paving layer was found to have adequate coarse aggregate content and distribution. The Triflex investigation showed that following appropriate surface preparation, the asphalt build-up would be suitable for overlaying with a Triflex waterproofing and surfacing system.
Triflex provided a project proposal specification for the Triflex ProPark system. This fully reinforced, durable system offers long term protection even in the toughest of environments. The system is designed specifically to accommodate movement and cracking in car park structures, achieving the highest dynamic crack bridging class under EN 1504-2 of B4.2 (-20°C). The cold applied solution rapidly cures to deliver an impact and load resistant system quickly, with minimal disruption to the centre. In addition, the system is BBA certified that under normal service conditions, the system will have a service life of at least 15 years.
Following the on-site survey, the Triflex team advised the preparation of the existing asphalt by enclosed shot blasting. This ensured that any contaminants were removed, alongside the surface profile and the soft, bitumen rich surface. The thickness of the full asphalt build-up varied across the car park deck. This highlighted that additional care should be taken in one area where very thin asphalt layers were identified by the on-site survey.
Areas were leveled to prevent ponding water and defects corrected using Triflex PMMA based repair materials for a rapid fix without compromising schedule of works. The ramp was also overlayed with the Triflex ProPark system featuring 1.0 to 3.0mm Triflex Emery. The solution provides the access ramp with increased long-term skid resistance in both wet and dry conditions.
With over 50 colour finishes to choose from, the contrasting tones of the Traffic grey finishes chosen provided clear driving aisles and well-defined parking bays. The bays were delineated with Triflex Preco Line 300 and the deck signage in Triflex Cold Plastic heavy duty markings. All works were completed to a high standard and ahead of schedule by VolkerLaser, creating a long lasting visual aesthetic for the now protected and waterproofed structure.
